What Actually Changed On Mount Vernon Avenue This Year: A Del Ray Walking Guide For August And Fall 2026

If you live between Monroe Avenue and East Glebe Road, you have probably watched five storefronts change hands since spring. A ribbon-cutting in June, two announcements landing within hours of each other on June 30, a liquor license filing in early July, and a rebrand at the century-old corner at Bellefonte. The avenue you walk on Saturday mornings is not the avenue you walked last August.

The interesting part is not the count. It is who is doing the opening.

The Pattern Behind Five Openings In One Season

Nearly every new tenant on Mount Vernon Avenue this year already trades on Mount Vernon Avenue. That is the through-line, and it is worth naming before the walking directions.

Matt Sloan and Eric Brannon opened Little Birdie at 1504B in June, directly across the street from their Matt & Tony's All Day Kitchen + Bar at 1501. Sloan is the former managing partner of Alexandria Restaurant Partners, the group behind The Majestic, Mia's Italian Kitchen, and Ada's on the River. Matt & Tony's is a 2026 RAMMY Award finalist for Best Brunch. The chicken sandwich menu at Little Birdie runs $15, shared plates $12 to $16, entrées in the low twenties, all built on Pennsylvania-sourced chicken and Japanese milk buns.

Two blocks north, Jason Portlance filed a Virginia ABC application on June 26 for Rosie's Tavern at 2018 Mount Vernon Avenue, the space Thai Peppers held for 28 years before serving its last meal on June 15. Portlance already owns Del Ray Farmhouse Market + Garden at 1913 and Del Ray Hardware at 2003B, both a short walk from the tavern's target November opening.

On June 30, two vinyl announcements landed the same afternoon. Neighborhood Restaurant Group said it would open a record store at 2016 Mount Vernon Avenue in August, with Evening Star Café chef Nathan Anda and NRG beverage director Greg Engert joining founder Michael Babin on the project. Hours later, Crooked Beat Records announced it would reopen at 2101B, 128 feet away. Evening Star has anchored 2000 Mount Vernon since well before either of you moved in.

Crooked Run Fermentation is the exception, and even it is coming in through a warm address. Co-founder Jake Endres signed a lease at 2003 Mount Vernon Avenue, the former Dolce & Bean space, and told subscribers the 800-square-foot taproom targets a late-2026 open. Endres spent six months on the design brief and visited Del Ray on weeknights and weekends before hiring a designer.

And at the corner of Bellefonte, Del Ray Pizzeria has re-established itself as Del Ray Public House at 2218 Mount Vernon Avenue, moving the grill to the center of the menu while keeping the specialty pies. The building itself dates to 1908, originally the residence and medical office of Dr. Robert Yates, later a mayor of the Town of Potomac before annexation.

Five out of six are people already invested in ten blocks of one street. The avenue is compounding on itself.

A Walkable Saturday, In Order

The standing calendar has not moved. The Del Ray Farmers' Market still runs Saturdays 8 a.m. to noon at Pat Miller Neighborhood Square at Oxford and Mount Vernon. The Del Ray Vintage & Flea Market still lands on the second Saturday of every month at 1900 and 1804 Mount Vernon Avenue, 9 to 2, and Domino named it the best flea market in the state. What the new arrivals do is give the calendar new anchors for the ordinary Tuesdays and Wednesdays between the events.

A realistic route for a resident Saturday starting in August 2026:

  1. 8:15 a.m., Pat Miller Neighborhood Square, Farmers' Market.
  2. 10 a.m., walk south to 1501 for brunch at Matt & Tony's or step across the street to Little Birdie at 1504B.
  3. 11:30 a.m., drift north on the second Saturday of the month to Vintage & Flea between 1804 and 1900.
  4. Noon, stop into Del Ray Farmhouse Market at 1913 or Del Ray Hardware at 2003B, both Portlance shops.
  5. 1 p.m., duck into Evening Star Café at 2000 or peek at the NRG record store next door at 2016 once it opens in August.
  6. 2 p.m., cross to 2101B to browse Crooked Beat.
  7. Dinner, corner at 2218 for a pie and a steak at Del Ray Public House.

That entire loop covers roughly seven blocks. If you live off Commonwealth or on Duncan, you have not needed to move a car.

What The Fall Calendar Adds

Cinema Del Ray runs at Mount Vernon Field through October 17, per the city's list of approved special events. The Del Ray Halloween Parade is still the fall anchor most residents plan around, and Art on the Avenue draws more than 300 artists to Mount Vernon Avenue for a single October Saturday. Alexandria Restaurant Week is dated Friday, August 14 through Sunday, August 23, 2026, ten days and two weekends, with more than 60 restaurants offering $35, $45, and $55 prix fixe dinners. On the avenue, that includes:

Restaurant Week is the low-friction way to eat at the operators who are quietly reshaping the avenue this year without paying summer patio prices, and it lands the same week the NRG record shop is targeting to open.

Why It Matters That The Same Names Keep Repeating

An operator opening their second concept 128 feet from their first is telling you something about the corridor that a rent roll will not. Matt & Tony's opened in 2022 in the former Charlie's On The Avenue and reached the RAMMY brunch shortlist inside four years. Sloan reinvested at the address directly across the street. Portlance is building a tavern on a block where he already runs a market and a hardware store. Neighborhood Restaurant Group put a record store 128 feet from an independent record store, on the same block as its own café. The bet is that foot traffic on Mount Vernon Avenue is thick enough to support duplicated categories at the same address range.

The Del Ray Business Association's president Lauren Fisher framed it plainly at the Little Birdie ribbon-cutting: this is a group of operators who moved here, watched the avenue, and doubled down. Small businesses, small footprints, walking distance to their other holdings.

For a resident, that has practical consequences. Second Saturday will feel busier through the fall than it did last year, because the vintage market now sits between three new destinations. The stretch from 2000 to 2100 will draw a different weeknight crowd once the NRG shop and Crooked Run open. Parking on the 2000 block will get harder before it gets easier. And the ordinary Tuesday, the reason the shape of the week matters at all, now has a reason to end at a bar stool that did not exist in July.

That is what changed on the avenue. Not a scene. A pattern.
